Do you really charge just 0.5% commission at closing to sell a property?
Yes! The Hybrid Agent recognizes that technology has forever revolutionized the way people buy and sell real estate. The simple fact is that listing and marketing a property today does not cost what it cost real estate agents before the advent of the internet and the technological tools that real estate agents use today. The Hybrid Agent uses the best of breed technology solutions to keep our clients costs low. While we may use some of the same technology solutions as our competitors, the question simply becomes why are the others still charging so much?
Do you have a minimum listing side commission?
Yes! We have a minimum listing side commission of $2,500.00.
How can you sell for so little?
Process and technology are the simple answers. We built a sustainable, scaleable & proprietary process on the back of today’s technology that allows us to handle a large volume of transactions without sacrificing quality of service. It still amazes us that the others still charge so much when the opportunity to save clients thousands exists within their own brokerage.
What services are included?
We provide a full service listing with full service agent support. That includes personal handling of the listing from listing until closing. It also includes full MLS listing, professional photographs, syndication to over 1,200 websites, Sentrilock lockbox, signage, electronic signatures, transaction management and contract management.
Do you service my area?
We currently service the following counties and are always expanding so check back if you don't see your area: Arlington, Fairfax, Loudoun, Prince William, Stafford, Montgomery, Frederick, Prince George’s, Clark, Anne Arundel, Howard, Carroll, Baltimore & the District of Columbia.
What services are not included?
The only service that we do not do that we tell everyone up front is we do not host open houses and we do not recommend that our sellers host one either. We do not host open houses because they do not work – even the NAR says less than 1% of all homes sold via an open house last year – and because they expose agents and sellers to too much risk – just google open house assaults or open house thefts to see what we mean. However, if you would like to host an open house of your own we will advertise the open house through the MLS in order to generate as much traffic as possible for you.
What if there is a Buyer’s Agent? How do they get paid?
We recommend that you offer Buyer Agents the going market commission rate for Buyer Agents especially since you are saving $1,000’s on the listing side commission. The Buyer Agent rate varies and we give you our current market rate recommendation for your property.
Who shows my house?
If the buyer wants an agent, a buyers agent will show your house. If the buyer does not want an agent, then the listing agent will show your house.
What extra work do I have to do vs. a traditional 6% commission real estate agent?
The great news is nothing! You do not have to do any extra work if you list with us vs. a traditional 6% commission real estate agent.
